太古城銀星閣高層749實呎戶$1,540萬成交 蝕讓約$240萬

美聯物業太古城天山閣分行營業經理范浩軒表示,11月份太古城交投活躍,該行剛促成再連環促成交易,而一個749實呎戶減價至$1,540萬易手,持貨3年轉手帳面蝕讓約$240萬,而另一宗593實呎戶$838萬意頭價易手,持貨12年獲利「3球」。

范浩軒稱,該行剛成交的太古城銀星閣為高層D室單位,實用面積約為749呎,建築面積843呎,原業主近期叫價減至約$1,590萬,獲外區換樓用家垂青,議價後以$1,540萬成交,折合實用呎價約為$20,561,建築呎價約為$18,268。原業主於2019年7月以約$1,780萬購入上述物業,是次轉手帳面蝕讓約$240萬,物業貶值約13%。

至於另一宗則為獲利成交,太古城華山閣為低層E室單位,實用面積約為593呎,建築面積691呎,原業主10月底放盤叫價約為$950萬,獲外區長線投資客鍾情,議價後以略低市價,並以$838萬成交,折合實用呎價約為$14,132,建築呎價約為$12,127。原業主於2010年以約$530萬購入上述物業,是次轉手帳面獲利約$308萬,物業升值約58%。
