太古城車位破底 97萬成交蝕39萬 歷來首宗成交價低於「一球」

太古地產(01972)早前增添優惠推售鰂魚涌太古城車位,吸引投資者入市。然而,有買家於今年3月初以135.72萬元購入屋苑一個車位,近期卻以低價97萬元沽出,成為太古城歷來首宗成交價低於「一球」的車位。原業主持貨約4個月,損失接近39萬元或28.5%。

資料顯示,太古灣道2號太古城9A期停車場1樓雙號車位,近期以97萬元易手,創下太古城歷來車位成交價新低。原業主今年3月斥資135.72萬元向太古地產購入該車位,並在4月初完成交易,持貨約4個月,賬面虧損38.72萬元,期間貶值28.5%。根據區內代理表示,太古城車位自拆售後,月租差異較大,介乎每月2900至3900元不等。以該車位成交價97萬元計算,租金回報率由3.6至4.8厘。

此外,將軍澳日出康城晉海B1層單號車位,以168萬元售出。原業主於2020年12月以207萬元一手購入,持貨未夠4年,賬面損失39萬元或18.8%。目前晉海車位市值月租約4500至5000元,預料回報率由3.2厘起。
