祥益地產高級分行經理謝利官表示，日前該分行促成一宗天水圍天祐苑之租賃成交，單位為B座低層10室，實用面積606平方呎，3房，月租$1.1萬，實用面積平均呎租$18.2。
據了解，租客為區內短租客，考慮到區內可供短租的盤不多，而且該屋苑鄰近原居所，方便視察裝修進度，加上單位內附企理裝修，租客遂便決定預繳租期內所有租金。
祥益謝利官指，如以同類型單位銀行估價約$559萬作計算，該單位的租金回報率達2.4厘。
