祥益地產-謝利官經理表示，成交單位為天水圍天富苑J座高層5室，實用面積650平方呎，3房連套房，新買家為區內綠表客，表示該屋苑周邊的配套完善，而且鍾情單位座向佳，屬高層戶，房廳景觀開揚，加上原業主已移民，因此提供較大的議價空間，累減$25萬至$465萬(居二市場價)，新買家考慮到樓價符合預算，遂便決定購入，實用面積平均呎價為$7,154。
