大額居屋買賣半年破500宗

　香港文匯報訊　隨著本港私人住宅價格持續向上，居屋大額買賣個案亦相對增加。根據美聯物業資料研究部及土地註冊處資料顯示，本港上半年（截至6月21日）迄今逾300萬元二手居屋(包括已補地價的自由市場及未補地價的第二市場)錄得521宗登記，宗數比起去年上半年361宗急升44%。

整體宗數環比跌兩成

　美聯物業首席分析師劉嘉輝表示，相對今年上半年整體二手居屋註冊量錄得3,401宗註冊登記，較去年上半年4,300宗減少20.9%，數字顯示大額個案逆市上升，跑贏大市。劉嘉輝又補充，上半年大額二手居屋個案縱使高企，但宗數未及97年下半年553宗水平。

21宗買賣呎價逾7千

　居屋市場今年以來不時傳出呎價新高個案，當中呎價超過7,000元買賣有所增加，上半年迄今錄得21宗買賣登記，個案比起去年上半年15宗為多。不過，此類呎價個案僅佔同期整體二手居屋註冊量約3,400宗的0.6%，同時悉為市區物業，港島及九龍區分佔14宗及7宗。其中，鰂魚涌康山花園經已佔去12宗，其中4宗呎價更破8,000元，旺角富榮花園則有7宗成交，居第二位。至於餘下2宗分別屬於香港仔雅濤閣及赤柱龍德苑。
