大角咀酒樓5個月升16%

 香港文匯報訊(記者 周穎)舖位搶手,投資者買賣步伐未停,張姓資深投資者於新年之初火速沽出大角咀及筲箕灣舖位,套現1.75億元,帳面獲利逾2,000萬元。

 據了解,大角咀埃華街67至87號下K3A舖及一樓好彩酒樓樓面以1.44億元摸出,總樓面面積1.3萬方呎,張氏早於去年8月以1.24億元交吉形式購入,是次帳面獲利2,000萬元或16%。另外,筲箕灣道128號舖位亦以3,100萬元摸出,舖位面積900方呎,現租客為飲食店,月租4.2萬元,張氏以2,890萬元買入,帳面獲利210萬元,物業升值7.2%。

九龍灣億京試萬一呎價

 用家於長假期後極速入市商廈。港置至尊商業鄭家永表示,灣仔三湘大廈28樓維港景全層單位,涉及樓面5,130方呎,成交額5,733萬元,呎價11,176元。另外,具有啟德郵輪碼頭概念,九龍灣億京中心全海景戶以意向呎價1.1萬元試水溫。九龍灣億京中心A座7樓A室,建築面積4,197方呎,可享郵輪碼頭全海景景致。業主意向呎價1.1萬元,估計成交價約4,617萬元。中原(工商舖)謝立生表示,上址現由電訊公司承租,月租8.73萬元,按成交價計算,租金回報2.2厘。
