大角咀亮賢居低層3房套累減「5球半」以$1080萬易手

香港置業西九龍愛海頌分行高級聯席董事張志豪表示,樓市撤辣後,物業交投升溫,優質單位備受追捧,該行剛促成亮賢居本月首宗買賣成交,新買家斥$1,043萬承接3房套單位,實用呎價約$12,431。

上述單位為亮賢居低層E室,實用面積約839平方呎,屬3房套間隔,向南望泳池景及街景。張志豪指,業主放盤2年,由最初$1,600萬減至去年12月約$1,200萬,財案撤辣後進一步減至$1,080萬終獲同區客洽詢,實用呎價約$12,431。據悉,新買家為區內分支家庭客,心儀單位屬3房間隔,各家庭成員有私人空間,故睇樓2次後決定承接。

資料顯示,業主於2009年3月以約$563.6萬購入上述單位,是次轉手帳面獲利$479.4萬,物業15年升值8成半
