　香港文匯報訊　港府延長活化工廈計劃三年，使更多投資者透過推動重建及整幢改裝舊工廈，其中屯門隨著新型商廈落成至入伙，逐步帶動用家及投資者在該區的交投。萊斯物業黎勇生表示，位於屯門洪祥路3B號民生物流中心錄得大業主增持個案，逐步整合業權統一。

　據了解，民生物流中心地下A室，面積7,817平方呎，成交價1,988萬元，平均呎價2,543元，屬該區短缺的大面積單位。買家為該大廈大業主民生置業公司，據資料顯示，民生置業於數年前已開始購入該廈單位，現增持業權。賣家於1999年以後以399萬元購入，持貨13年，升值約4倍。倘以市值月租每呎5元計算，租金回報5%。

　另一方面，活化計劃促成市區工廈「升價十倍」，部分公司開始北遷新界，中原(工商舖)張威光表示，火炭富騰工業中心低層02室獲廠家以月租7萬元承租，建築面積10,210平方呎，呎租約6.9元，租客從事電子行業，原租用西九龍區工廈，但有感上址樓面大，故決定租入作為辦公室及貨場新地點。業主1992年以約850萬元購入，按現時租金計算，租金回報率近1分息。
