大埔帝欣苑8座中層3房套 議價$28萬終以$1,078萬成交

美聯物業大埔康樂園分行首席高級營業經理賴嘉敏表示,該行剛促成大埔帝欣苑一個1,005實呎單位連車位成交,以$1,078萬連車位獲外區換樓客承接,1997年購入至今獲利$403萬。

賴嘉敏表示,剛成交單位為大埔帝欣苑8座中層D室,實用面積1,005平方呎,建築面積1,183平方呎,屬三房套房單位連工人房,並附有車位,面向西南,享山景,屋苑為低密度住宅。據悉,業主放售單位套現,原開價$1,100萬,雙方議價$28萬,終以$1,078萬成交,單位折合實用呎價約$10,726,折合建築呎價$9,112,並連車位。

原業主於1997年以$675萬連同車位一同購入,持貨逾25年,賬面獲利$403萬,期内物業升值60%。
