中原地產 - 中黃一鋒經理表示，近期交投氣氛向好，大圍區7月共錄約50宗成交，較上月增加約2成，其中金輝花園佔一宗，分行新近錄得中層G室，單位建築面積629平方呎，實用面積502平方呎，3房間隔，原先叫價約$680萬，5月減至$610萬，議價後最終以$600萬沽出，實用面積平均呎價$11952。
黃一鋒指，新買家為一組分支家庭客，見屋苑少有放盤，單位價錢合理，即決定入市單位自用。據了解，原業主則於2001年以$169萬購入上址，持貨約24年，現轉手賬面獲利$431萬離場，單位期內升值255%。
