中原地產沙田第一城分行區域營業董事黎宗文表示，新一份施政報告經已公布，部份觀望多時的買家開始落實入市決定，料交投將會加快。大圍區本月暫錄約16宗成交，其中嘉徑苑10月暫錄約１宗成交，施政報告公布後錄得A座中層3房01室，實用面積650平方呎，單位建築面積854平方呎，3月放盤時叫價約$708萬，今年10月減至$648萬，日前議價後以居二市場價$590萬易手，實用面積呎價$9077。
原業主則於2007年以$161萬購入單位，持貨15年，是次沽出單位賬面獲利約$429萬離場，單位期內升值約2.7倍。
