中原地產沙田第一城分區營業經理侯惠良表示，沙田及大圍區本月至今暫錄約110宗成交，其中壹號雲頂9月暫錄3宗成交，屋苑最新錄9座中層B室，單位建築面積1150平方呎，實用面積857平方呎，3房連套房間隔，放盤時開價約$1,480萬，雙方議價後以$1,200萬易手，實用平均呎價$14,002。

據了解，原業主則於2008年以$734萬購入單位，持貨約14年，是次沽出單位賬面獲利約$466萬離場，單位升值約63.5%。
