　香港文匯報訊　(記者梁悅琴) 由一本地基金持有的中環威靈頓街壹號廣場7樓全層、801室及804室、以及9樓全層合共11,000呎樓面，現正委託第一太平戴維斯獨家代理連租約分拆出售，業主意向呎價由1萬元起，買家可選擇買入全層或個別單位。

逾萬呎連租約呎價萬元

　第一太平戴維斯(香港)副董事總經理袁志光稱，此物業寫字樓層每層建築面積約4,005呎，連現有租約出售。以現有租金平均呎價30元計，租金回報約為3.6厘起。該廈現有租客以半零售行業為主，如教育中心、瑜伽及美容等，環顧鄰近同類物業近期成交，如荊威廣場，上月亦有兩層成功出售，造價每呎約12,500至13,000元不等，比壹號廣場現時之意向價高於30%。他相信，可吸引中長線投資者及用家。

　壹號廣場為一幢24層之優質商廈，坐落於中環威靈頓街與擺花街交界。地下至三樓為商舖，樓上19層則為寫字樓。資料顯示，此基金於2007年斥資5.5億元購入地下、1、2、3、5、6、7樓全層、801室及804室、以及9樓全層，其後分拆出售。今次拆售單位的租約期大部分至2012年。
