基金公司金鐘擴展 呎租48元

深港通鐵定年內開通,令不少基金投資公司紛紛趁這利好市場措施推出前,積極於市場上搜尋平價優質商廈租盤。美聯商業營業董事羅仲英表示,日前該行獨家代理金鐘紅棉路8號東昌大廈中層12室,面積約693平方呎,日前以3.3萬元租出,折合每平方呎租金約48元。

據了解,物業新租客屬本地投資基金公司,已在市場上搜尋心儀單位約一個月。日前知悉深港通將於本年開通,已有意加快開設辦公室步伐。加上物業位處金鐘核心地段,並且附加辦公室裝修,能即租即用,可節省不少額外裝修開支及時間。而最重要的是單位租金相宜,考慮了多種因素後方決定拍板租用上址。

羅氏續指,目前金鐘區面積在700平方呎以下的租盤供應非常緊絀,不足3個的租盤每平方呎意向租金由52元至66元不等,由此可見以上盤源成交租金既低於市值逾兩成水平外,更屬全區呎租最低盤源,具有一定指標作用。
