香港文匯報訊（記者蘇洪鏘）惜日「蟹貨重鎮」天水圍嘉湖山莊，在今天高樓價下住宅「已返家鄉（追回97年高位）」，最近就連車位價都有直撲家鄉之勢。

祥益蕭嘉偉指，該屋苑樂湖居地庫一個雙號車位，作價74萬元成交，創下1997年後車位新高價，僅次於當年76萬元的最高個案。至於原業主於2012年以32萬元買入，今趟轉手物業升值一倍離場。

上水中心呎價首破1.2萬

至於住宅交投方面，美聯物業王子超表示，上水中心一兩房單位成交，單位為2座高層C室，面積330方呎，租客睇樓3句鐘即拍板，以約409.5萬元入市，價格創同類型戶新高，實用呎價達12,409元，為屋苑首次衝破12,000元水平。

此外，美聯物業林載發表示，有荃灣御凱內地業主趕套現，不惜以低於市價之價格沽貨。剛成交單位為2座高層A室，實用面積約1,180方呎，以約1,810萬元成交，折合呎價15,339元，略低於市價。原業主於2009年11月以約1,316.4萬元入巿，是次轉手帳面獲利約493.6萬元。
