啟德半新樓再現蝕讓個案，市場消息指，維港1號近日錄得一宗二手蝕讓，業主帳面損失近四成。

是次成交單位為維港1號2B座低層J室，實用面積451平方呎，屬2房間隔。單位日前以745萬元易手，折合呎價約16,519元。

資料顯示，原業主於2021年7月以1,161.4萬元一手購入該單位，當時樓市處於高位。惟近日以745萬元低價沽出，持貨4年，帳面損失達416.4萬元，蝕幅高達36%，可謂「插水式」下跌。
