　香港文匯報訊　(記者趙建強)　第一太平戴維斯獨家代理出售南區壽臣山南源71號屋，單位建築面積4,869方呎，業主意向價約3.2億元，意向價已調高10%至15%，第一太平相信物業將受不少南區客歡迎。

一太：售價調高10%

　第一太平戴維斯華美家居物業發展及投資部董事羅梅蘭表示，壽臣山道物業大部分景觀一般，同區面積4,000至6,000方呎，而有海景的獨立屋總數不足10間，目前同類放盤更只有香島道40號物業，該物業面積約5,000方呎，叫價亦逾3億元，但為下行式。

　此次放盤的71號屋，樓高三層，4房3套間隔，由一名本地商人於去年以2億元購入，原打算自用。羅梅蘭稱，業主有見近日樓價持續攀升，市場不斷傳出天價物業成交，有分層豪宅成交呎價意已高逾5.7萬元，因此決定放售單位，意向價3.2億元，折合每方呎價約6.5萬元。

　租值方面，羅梅蘭指項目市值租金約40萬至45萬元，且區內極少放盤，業主亦不排除保留單位作收租用途。
