市場預期深港通將於年內開通，刺激本港商廈市場需求大增，有業主趁勢放售尖沙咀麼地道南洋中心2座4樓04至05室，總面積約3,363方呎，意向價3,531萬元。

中原(工商舖)李婉琪表示，物業面積約3,363方呎，單位正對電梯大堂，意向呎價約10,500元，涉資約3,531萬元，價錢屬市場水平，物業以罕有交吉形式出售，預期新買家可享約3.5厘至4厘回報。該行補充指，南洋中心1座低層單位，總面積8,916方呎，新近以呎價約1萬元成交，對今番叫價具支持作用。

金熊地廠51萬放租

另一方面，荃灣區近年新穎工商廈相繼落成，帶動整區工廈租務市場轉旺，萊斯物業譚小冰表示，接獲業主委託放租荃灣柴灣角街金熊工業中心地廠，面積約25,553呎，放租價約51萬元，平均呎租20元。

該廈為特大貨倉式地廠，樓底高達18呎10吋，適合物流行業。
