南洋中心相連戶索3531萬

市場預期深港通將於年內開通,刺激本港商廈市場需求大增,有業主趁勢放售尖沙咀麼地道南洋中心2座4樓04至05室,總面積約3,363方呎,意向價3,531萬元。

中原(工商舖)李婉琪表示,物業面積約3,363方呎,單位正對電梯大堂,意向呎價約10,500元,涉資約3,531萬元,價錢屬市場水平,物業以罕有交吉形式出售,預期新買家可享約3.5厘至4厘回報。該行補充指,南洋中心1座低層單位,總面積8,916方呎,新近以呎價約1萬元成交,對今番叫價具支持作用。

金熊地廠51萬放租

另一方面,荃灣區近年新穎工商廈相繼落成,帶動整區工廈租務市場轉旺,萊斯物業譚小冰表示,接獲業主委託放租荃灣柴灣角街金熊工業中心地廠,面積約25,553呎,放租價約51萬元,平均呎租20元。

該廈為特大貨倉式地廠,樓底高達18呎10吋,適合物流行業。
