　香港文匯報訊（記者梁悅琴）山頂豪宅天比高再創天價，反映獨立屋需求相當大，因此港府於來季推出的地皮中，亦包括多幅可建別墅的豪宅地。不過，觀乎新一季的豪宅地皮供應中，港島區可建別墅的地皮實際供應量只有約2至4間，實在微不足道，基於部分傳統地段如南灣甚少有豪宅地推出，反而有機會再見新高呎價紀錄，令豪宅市道再升溫。

　今次推出的8幅土地中，赤柱海風徑、南灣道近35號及西貢甲邊朗住宅用地，均可興建大受香港及內地富豪歡迎的獨立屋，不過此3幅蚊型豪宅地，極其量只會提供7至10間別墅，對於搶手的獨立屋而言並不足夠，尤其是港島區更甚，如南灣道近35號及赤柱海風徑住宅地，各自有可能只建1間獨立屋，甚至是用家買入，其出價會比發展商更進取，樓面地價分分鐘會破4.2萬元一呎新高紀錄。
