十大工廈摸貨 四宗見紅

 香港文匯報訊 自從工商舖「摸貨」成交被納入「從價印花稅」,工廈摸貨成交開始萎縮,利嘉閣地產研究部主管周滿傑指出,繼4月登記量急挫56%後,5月工廈摸貨登記宗數再減69%至23宗,登記量更創16個月新低,涉款1.12億元,下跌86%。其中,十宗貴重工廈「摸貨」登記(見表)之中,更有4宗錄得帳面虧損。

整體摸貨再挫69%

 據介紹,中價物業「摸貨」成交萎縮最嚴重,價值介乎500萬元至700萬元的「摸貨」上月登記只有4宗,較4月的21宗銳減81%,成交總值亦按月下跌80%至約2,569萬元。另外,價值2,000萬元或以上物業,更罕有地沒有錄得任何「摸貨」。

 由於工廈「摸貨」稅負大增,加上市場承接轉弱,個別投資者「摸售」手上物業時,帳面需虧損離場,就如上月十宗貴重的工廈「摸貨」買賣登記為例(見表),當中有4宗錄得帳面虧損,所佔比率達40%。其中,荃灣華興工業大廈中高層B室,投資者於今年初以650萬元購得物業,持貨120日後至5月初再將物業以600萬元「摸出」,帳面虧損50萬元或7.7%。

 周滿傑指出,工廈造價過去兩年累積相當升幅,加上政府「加辣」壓市,為後市增添不明朗因素,而且資金槓桿降低後,承接購買力顯著減弱,相信下月「摸貨」成交持續萎縮,宗數有機會低見單位數。
