香港文匯報訊（記者蘇洪鏘）樓價高處不勝寒，市場錄零星低市價易手個案，中原鄧國昌表示，西半山匯豪閣頂層連天台特色戶，實用面積803方呎，連679方呎天台，業主急賣，最終以1,970萬元將單位連車位及租約易手，折合呎價24,533元，比銀行估價約2,190萬元低10%。鄧國昌續指，原業主於2002年以640萬元買入單位，持貨13年，賬面升值超過2倍。

藍籌屋苑方面，利嘉閣蕭家偉表示，天水圍嘉湖山莊樂湖居9座低層A室，實用面積約638方呎，新近獲買家以428萬元承接，折合呎價6,708元，較同類型單位市價低約5%。據了解，原業主於2010年斥資178萬元購入上述物業，是次轉售，賬面賺約250萬元離場。
