北角2舊樓拍賣 市值7億

介服務計劃,協助業主收集業權聯合出售重建項目,但成功案例不多,中原下月26日獲市區重建中介服務委託拍賣北角遠東大廈及中原大廈,為計劃推出第二次同類拍賣,項目現為兩幢10層高之商業及住宅樓宇,市場估值料約6億元至7億元。

北角遠東大廈及中原大廈樓齡58年,總地盤面積約7,827方呎,現為兩幢10層高之商業及住宅樓宇。中原測量師行執行董事張競達指,兩者已收集85%及72.5%業權,前者已符合強拍門檻,後者尚餘3伙才有足夠八成業權進行強拍,發展商須自行衡量風險。

舊契毋須補地價

兩幢樓宇現各有36個住宅單位及4間商舖。資料顯示,地盤劃為「商業/住宅」,若整幢作非住用建築物,地積比率為15倍,可建樓面117,413方呎;若作純住用建築,地積比率則9倍,可建樓面70,448方呎。項目屬舊契,發展限制少,未來亦毋須補地價。
