世紀21日昇地產聯席董事蔡嘉駿表示，最新成交是北角英皇道月明樓高層三房L單位，單位實用面積約487平方呎，成交價$588萬，實用呎價約$12,074，業主原叫價為$650萬，減價$62萬成交，減幅約9.5%。

蔡嘉駿補充，據悉單位原業主2004年9月以$125萬低價購入上址單位，業主持貨18年帳面獲利$463萬，期間單位大幅升值3.7倍。
