世紀21日昇地產聯席董事蔡嘉駿表示，新近成交是北角百福花園鴻福閣低層D室，單位實用面積約597平方呎，原則屬3房單位現已改作2房設計，望向西南樓景單位，新近獲買家以$606萬承接，實用面積平均呎價低見$10,151，原業主約於1個月前以$670萬高價放售，最終減價$63萬成交，減幅近一成。

蔡嘉駿補充，原業主業主於2005年12月以$220萬購入單位，持貨18年帳面升值$386萬，期間大幅升值1.75倍。
