世紀21日昇地產聯席董事蔡嘉駿表示,最新成交是北角昌苑中層D室,單位實用面積約655平方呎,3房間隔,向北面眺望樓景,最終成交價$770萬,實用面積平均呎價約$11,756,售價比較約2年前高三層單位的成交價回落大幅回落18%。
世紀21日昇蔡嘉駿補充,據悉單位原業主於今年10月叫價達$900萬,最新減價至$770萬售出,減價$130萬成交,減幅達14.4%,原業主早於1976年以約$14.8萬低萬元購入上址,持貨46年帳面大幅升值逾$750萬,期間市值勁升51倍。
