世紀21日昇地產聯席董事蔡嘉駿表示，最新成交是北角英皇道港鐵站上蓋康澤花園，物業C座中層04室，單位實用面積約396平方呎，單位原則屬兩房兩廳間隔單位，現已改作一房單位，向西北面眺望樓景為主，最終成交價$668萬，實用呎價約$16,896。
蔡嘉駿補充，據悉單位業主今年1月原叫價達$688萬，期間減價$20萬，減幅僅2.9%而已，原業主於2013年11月以$465萬購入上址，持貨10年帳面獲利$203萬，期間升值44%。
