北角健威花園2房$529萬獲承接 5年間帳面大幅貶值33%

世紀21日昇-蔡嘉駿董事表示，新近成交是北角健威花園D座中層02室，單位實用面積約456平方呎，屬2房設計，望向西北眺望樓景單位，新近獲買家以$529萬承接，實用面積平均呎價達$11,601，原業主原叫價為$568萬，最終減價$39萬成交，減幅僅6.8%。

蔡嘉駿補充，原業主業主於2009年6月以$249.5萬購入單位，持貨16年帳面升值$279.5萬，不過業主於2020年曾以$784萬的高價作內部轉讓，5年間帳面大幅貶值33%。
