　方，動不動一擲數十萬以至百萬元消費，舖位價值亦因而提升。利嘉閣（工商舖）商舖部聯席董事陳忠榮表示，漢口道距離港鐵尖沙咀站出口約三3分鐘步程，鄰近多間國際知名品牌店舖及多個旅遊大型地標，如i-Square、1881 Heritage、半島酒店及北京道一號等。

　由於香港處於低息環境，消費暢旺，內地旅客又不斷增加，核心消費區優質商舖備受市場追捧；如漢口中心地下13號舖，約800呎，便在年初以1.59億元售出，每呎售價約19.8萬元，當時租客為珍珠店，租金約36萬元，租金回報約2.72厘；現新租予連鎖鞋店，以每月55萬元租用，租金回報達4.15厘，升幅約53%。

　基於今次易手的模漢大廈，其地庫、地下至3樓為零售舖，並非純地舖，以平均成交呎價6.25萬元計，仍屬好價。
