內地客消費勁 區內商舖搶手

 方,動不動一擲數十萬以至百萬元消費,舖位價值亦因而提升。利嘉閣(工商舖)商舖部聯席董事陳忠榮表示,漢口道距離港鐵尖沙咀站出口約三3分鐘步程,鄰近多間國際知名品牌店舖及多個旅遊大型地標,如i-Square、1881 Heritage、半島酒店及北京道一號等。

 由於香港處於低息環境,消費暢旺,內地旅客又不斷增加,核心消費區優質商舖備受市場追捧;如漢口中心地下13號舖,約800呎,便在年初以1.59億元售出,每呎售價約19.8萬元,當時租客為珍珠店,租金約36萬元,租金回報約2.72厘;現新租予連鎖鞋店,以每月55萬元租用,租金回報達4.15厘,升幅約53%。

 基於今次易手的模漢大廈,其地庫、地下至3樓為零售舖,並非純地舖,以平均成交呎價6.25萬元計,仍屬好價。
