億京京瑞廣場呎價破頂

億京發展新近沽出沙田石門京瑞廣場一期地舖，成交價約5,800萬元，平均呎價約6.3萬元，創項目舖位新高成交呎價記錄。

中原(工商舖)工商部副營業董事葉宇政表示，今番成交物業為地下G2號舖，面向大街，正對馬鐵石門站出口，面積約908方呎(未核實)。是次買家為投資者，連租約購入，現租客為餐廳，月租約11.5萬元。

翻查資料，該廈二期一個地舖，面積約2,261方呎(未核實)，於1月以呎價約2.5萬元沽出。近月石門區商舖買賣氣氛暢旺，今年暫錄得約12宗成交個案，大部分為發展商一手貨。
