傳福晟國際蝕5.4億沽企業廣場

福晟國際以約7.9億元沽出九龍灣企業廣場3期41、43、45、47及49樓全層樓面，涉約7.28萬方呎，連6個車位及3個廣告招牌位等，呎價約1.08萬元，持貨3年蝕5.4億元離場，為近年商廈最大宗蝕讓個案，蝕幅亦高見41%。該批樓面大部分交吉交易，由於位處極高層，享優質海景。

資料顯示，該批樓面曾由思捷環球持有作集團總部之用，2015年思捷環球以9.2億元把樓面售予豐泰地產及資本策略，再於2018年以約13.3億元把物業轉售福晟國際，呎價高見1.67萬元。

然而，受中美貿易戰、社會事件及疫情影響，本港商廈租售價亦告回落，市傳福晟國際去年已以約10億元蝕讓放售，惟未獲承接，近日再度減價終以約7.9億元成交。
