俄羅斯學生1.3萬租白石角University Hill開放式 15.6萬預繳全年租金

近日不少來港留學的大學生開始尋找租盤，促進租賃市場暢旺。中原地產分行經理楊頌堯最新透露，大埔白石角University Hill 2B期2座中層A6室的成功租出。該單位實用面積218平方呎，採開放式間隔，無需議價即以月租1.3萬元成交，呎租59.6元。

新租客是一名來自俄羅斯的學生，考慮University Hill 位於學校附近，位置方便，租金亦合理，決定於今年7月開始租住，並已一次繳交全年租金共15.6萬元。

楊頌堯補充，業主於2023年以399萬元購入該單位，以目前的租金水平計算，租金回報率約為3.9厘。

參考市場數據，類似的中層A6室，面積與上述單位相若，於2024年9月，以月租1.28萬元成交，可見出這類單位的租金在半年間上升了約1.56%。
