京瑞複式每呎叫價1.28萬元

新界區商廈造價低水,持續吸引資金流入。美聯工商助理營業董事許英泰表示,沙田京瑞廣場2期高層全層上下相連商廈放售,物業每層面積約為15,679方呎(未核實),即合共約31,358方呎(未核實),業主意向呎價1.28萬元。

上述商廈屬複式單位,設有內置樓梯,可俯瞰翠綠山景及吐露港遼闊海景,部分單位連租約出售,呎租約20元至22元,由於租約早年簽訂,因此現時租金略低於市場水平。物業毗鄰港鐵站,單位亦同時附設車位。

銀都全層意向價1752萬

另外,美聯商業營業董事羅仲英表示,旺角彌敦道719號銀都商業大廈8樓全層連租約出售,物業面積約1,460方呎(未核實),業主意向價約1,752萬元,平均呎價約1.2萬元。

羅氏指,上述物業位處大單邊,景觀開揚,並附設獨立冷氣。物業步行至港鐵旺角站只需1分鐘,鄰近亦設有多條巴士路線,物業現時每月租金收入約為3.65萬元,租金回報率屬合理水平。鄰近的旺角中心中層在本月初連環錄得兩宗成交,折合成交呎價分別約為2.98萬元及3.06萬元。
