香港文匯報訊（記者黃嘉銘）中原(工商舖)寫字樓部副營業董事梁美玲表示，公司新近促成的九龍灣國際交易中心高層海景戶租賃個案，區內用家以呎租約28元承租該樓面，較原先預算高逾三成；而隨着九龍灣工商物業放租盤源緊絀，租金叫價料將進一步上升。

梁美玲指，單位是宏照道33號國際交易中心高層01室，擁海景，建築面積約5,073方呎，新近以約14.2萬元承租，折合呎租約28元，與該廈平均呎租相若。梁氏指出，租戶為從事資訊科技區內用家。據了解，單位業主為恒生銀行於去年尾斥資逾15.7億元購入該廈共7層樓面作投資收租之用，現尚餘高層一個面積約1.7萬平方呎單位尚未租出。現時國際交易中心的租金水平介乎每平方呎28元至30元。
