美聯物業九龍豪宅半山壹號分行高級分區營業經理馬兆鋒表示，該行最近促成一宗九龍塘畢架山一號3房戶的租務成交，家庭客以月租$4.35萬承租單位。

馬兆鋒指，上述租出的單位為九龍塘畢架山一號6座中低層單位，實用面積約1,026平方呎，屬3房間隔。據瞭解，租客為家庭客，是次「細屋換大屋」，為了方便小朋友在區內讀書，以月租$4.35萬承租，折合實用呎租約$42。

參考成交資料，原業主於2008年以約$1,390萬購入上述物業，現享租金回報約3.8厘。
