中環甲廈呎租貴九東2倍

物業市場綜述》指出,7月中環甲級寫字樓租金按月再上升0.1%至每平方呎租金107.5元,比港島東及九龍東寫字樓同期呎租分別貴1.25倍及2.17倍,促使企業加快遷往新興商業區。

空置率低 呎租107元

根據《綜述》指,灣仔/銅鑼灣甲級寫字樓租金7月按月上升0.3%至每方呎62.6元,但香港東及九龍東寫字樓租金分別維持在每方呎47.6元及33.9元,租金相距分別達31%及85%,致使原本於銅鑼灣有寫字樓的Burberry,將遷往太古地產發展的鰂魚涌太古坊Volkswagen也計劃從銅鑼灣遷出,進駐九龍灣億京中心。

中環寫字樓市場,7月新簽訂租務成交按月減少70%,然而,寫字樓空置率低企下,無礙中環甲級寫字樓租金按月再上升0.1%至每方呎租金107.5元。中環甲級寫字樓於7月底的空置率為1.5%。

由於寫字樓市場需求放緩,及部分樓面因租約屆滿而騰空,令整體寫字樓市場錄得負吸納量115,300方呎。仲量聯行研究部主管馬安平表示:「寫字樓出租樓面連續第三個月錄得收縮的情況,7月並沒有涉及大樓面的租約屆滿,若出現此情況,或顯示寫字樓的租賃需求開始放緩。」
