中原CCL31周新低 七周累跌4.2%

香港文匯報訊(記者 顏倫樂)樓市跌勢愈來愈明顯,中原地產研究部高級聯席董事黃良昇指出,中原城市領先指數(CCL)最新報140.27點,為31周新低,按周跌0.61%。總結樓價調整7個星期至今,CCL累計跌幅跌4.23%,CCL(中小型單位)亦累跌4.3%,分區方面,7周以來則以港島區跌幅最大,達6.16%,新界西跌幅最少,約3.08%。

黃良昇指出,樓價過去7個星期反覆回軟,累計至今,除CCL下跌4.23%,其他指數亦同樣下挫,其中中原城市大型屋苑領先指數CCL Mass跌4.33%、CCL(中小型單位)跌4.3%及CCL(大型單位)跌3.80%。最新CCL報140.27點,更為31周新低,按周跌0.61%;CCL Mass報141.8點,創26周新低,按周跌0.66%。

黃氏指,CCL(中小型單位)累計7周的跌幅明顯高於CCL(大型單位),反映中小型單位主導整體樓市的走勢。近期豪宅成交頻現,包括山頂傲璇及山頂白加道28號屋各自連沽兩伙,預料大型單位樓價或止跌回穩。該行公佈,CCL(中小型單位)現時最新報139.97點,創26周新低,按周跌0.61%。CCL(大型單位)報141.86點,創19周新低,按周跌0.61%。

至於4大分區指數跌幅仍在半成以內。黃良昇說,過去7周以來,港島跌6.16%、九龍跌4.01%、新界東區跌3.47%及新界西跌3.08%,反映大型屋苑樓價跌幅集中於港九兩區。雖然4區指數由早前的兩升兩跌,變為連續兩周一升三跌,但顯示樓價依然非一面倒向下,加上7大指數連續2周齊跌,預測樓價調整尚未結束,CCL繼續反覆回軟。

本周新界西CCL升1.2%

而最新的4區指數,本周新界東、港島及九龍跌,新界西升。新界西CCL_Mass報127.13點,按周升1.16%,升幅為7周最大。新界東CCL_Mass報146.12點,按周跌0.79%。港島CCL_Mass報149.93點,創26周新低,按周跌2.08%,跌幅為6周最大。九龍CCL_Mass報137.77點,創38周新低,按周跌0.62%。
