中原:工廈業主議價擴大

香港文匯報訊 根據中原(工商舖)引述資料指,全港工廈成交量過去一年每月平均維持近300宗,但今年8月成交量僅得179宗,較7月的312宗下調約40%。現時部分業主主動提出擴大議價空間,務求可吸引更多實力準買家捧場。

中原(工商舖)張志傑指,近期環球股市波動,市場觀望氣氛濃厚,本地投資者及用家入市態度轉趨謹慎,而火炭工廈成交量亦隨大市萎縮,上月僅錄19宗成交,屬過去1年內最低成交量的月份,數字倒退至去年3月雙辣招時的近10宗。市場新近錄得火炭中建電訊大廈高層10室剛告易手,成交價652萬元。

中建電訊大廈呎價4438元

據了解,單位面積約1,469方呎,成交價652萬元,呎價4,438元。業主於2005年以約220萬元買入單位,物業升值近2倍,業主賬面賺432萬元。張氏指,按物業市值呎租16至17元計算,新買家若將物業出租,可享約4.5厘回報率。而中建電訊大廈屬火炭區內罕有的工商綜合大廈,用家可將物業用作寫字樓用途。
