上環南和行拆售 呎價逾1.1萬

香港文匯報訊(記者 梁偉聰)資深投資者正八集團主席廖偉麟委託中原(工商舖)拆售上環南和行大廈,首先推出3層,以全層方式出售,分佈於12、18及27樓,每層面積約5,150方呎,售價5,665萬元至6,334.5萬元,呎價約1.1萬至1.23萬元。廖偉麟表示,有信心售出項目至少2層,又指將送贈一半釐印費及提供2年4厘租金回報保證。

正八集團有意投地發展

正八集團去年成立至今一年,廖偉麟表示,公司以投資全幢物業、舖位或拆售一籃子單位為主,去年投資額10億元,全年利潤為30%,資產值約28億元。預算今年將投資15億元,料四成投資寫字樓、三成舖位,另三成會嘗試投地成發展商,有意發展低密度住宅,主要物色港島及新界小規模低密度項目,預算銀碼約2億元至3億元。

對於市況,廖偉麟認為,加息步伐未必快,投資市場有望低位回升,會積聚一定購買力。他又提到早前萬科以呎價4,000餘元購入深水埗地皮屬「抵買」,但地皮規模對集團來說太大,故未有入標。
