美聯物業上水御皇庭分行聯席區域經理楊浩鴻表示，該行最新促成上水御皇庭370平方呎連平台特色戶，以$418萬成交，2014年貨升值近3成。

楊浩鴻表示，成交單位為御皇庭2座低層室，為兩房單位，實用面積約370平方呎，建築面積約507平方呎，附有大平台，間隔方正實用。據悉，買家儀的特色大露台，故決定入市，議價$32萬，以$418萬購入是次單位自住，折合實用呎價約$11,297，折合建築呎價約$8,245。

原業主於2014年以約$325.5萬購入物業，持貨逾8年，帳面獲利$92.5萬，期內物業升值逾28%。
