中原地產粉嶺名都分行經理劉德興表示，日前促成上水彩蒲苑B座中層08室成交，單位實用面積338平方呎，建築面積451平方呎，2房間隔，放盤時開價約385萬元，議價後以自由市場價$353萬易手，實用面積平均呎價約$10,444。

中原劉德興指，新買家為年輕上車客，見單位價錢合理，少有放盤，即決定入市單位自用。據了解，原業主則於2011年以$168萬購入上址，持貨12年，是次轉手賬面獲利約$185萬離場，單位期內升值約110%。
