中原地產-賴作智經理表示，分行最新錄上水中心2座中層B室，單位實用面積330平方呎，建築面積449平方呎，2房間隔，叫價約$400萬，日前議價後連租約以$390萬易手，實用面積平均呎價$11,818。

中原賴作智指，新買家為長線投資者，見單位位置方便，質素高，即決定入市單位作投資收租之用，單位依租約月租$1.35萬，買家料可享約4.2厘租金回報。據了解，原業主則於2007年以約$124萬購入上址，持貨18年，是次沽出單位獲利約$266萬離場，期內升值約215%。
