上月「摸貨」登記5宗

  利嘉閣地產研究部資料所得,5月以確認人身份轉讓﹙俗稱「摸貨」﹚的住宅買賣登記共有5宗,較4月的2宗增加,包括3宗是屬於遠期一手樓花轉讓個案(俗稱一手「摸貨」),二手「摸貨」登記(購入二手物業再以確認人形式轉售的個案)錄得2宗。

 「摸貨」登記佔整體二手買賣比例,亦由四月份的0.03%,輕微上升至五月份的0.07%水平。利嘉閣地產研究部主管周滿傑表示,回顧5月3宗已知上手買入價的住宅「摸貨」登記作分析,其中有2宗成交獲利,1宗則平手離場;同時,住宅「摸貨」轉虧為賺,成交平均賬面獲利幅度為3.5%,較4月平均虧損7.4%的表現為佳。他又預期,未來數月「摸貨」甚至正式絕跡住宅市場。

 中原地產研究部高級聯席董事黃良昇指出,灣仔萃峰、北角The Java及大坑尚巒5月各有1宗「摩貨」買賣登記,總值2,518萬元、1,258萬元及490萬元。今年首五個月以確認人身份轉讓的二手私人住宅「摩貨」(包括二手樓花)買賣合約登記錄得21宗,總值1.51億元,較2011年同期的336宗及19.58億元,大減93.8%及92.3%。
