上月工廈買賣登記宗數創新低

香港文匯報訊今年1月份工業樓宇買賣合約登記錄207宗及17.66億元，較去年12月的259宗及14.05億元下跌20.1%及上升25.7%。宗數創自2014年3月169宗後22個按月新低，反映工廈交投淡靜。

中原地產研究部高級聯席董事黃良昇指出，1月份金額較高的登記包括一宗內部轉讓個案，個案為荃灣利興強中心，價值3.65億元。其次為新蒲崗安隆工廠大廈一籃子單位登記，總值1.84億元。拆售項目登記方面，觀塘新怡生工業大廈暫錄41宗及4,253萬元。

逾億元登記數字錄顯著升幅

按金額分類，逾億元的登記數字錄得最顯著的升幅，今年1月份錄3宗及6.53億元，明顯高於2015年12月的1宗及1.37億元；2,000萬元至1億元類別錄6宗及2.07億元，按月跌40.0%及24.7%；1,000萬元至2,000萬元類別錄25宗及3.42億元，按月跌3.8%及升3.5%；500萬元至1,000萬元類別錄37宗及2.5億元，按月升5.7%及跌2.8%；500萬元以下類別錄136宗及3.14億元，按月跌27.3%及22.6%。

分區方面，只有港島區的登記宗數及金額均錄得按月跌幅。1月份錄9宗及5,200萬元，按月跌40%及71.6%。九龍區錄97宗及8.14億元，按月跌25.4%及升15.6%。新界區錄101宗及9億元，按月跌11.4%及升74.3%。
