Ho Man Tin: A Confluence of Advantages

As a traditionally upscale area, Ho Man Tin is undoubtedly a wonderful neighbourhood to live in. With a top-notch environment, community, public transport network and school net, it boasts a combination of assets that is  rarely found in Kowloon. Ho Man Tin MTR station, which opened in 2016, has further boosted the area’s property value. 

Although the middle-class makes up the majority of Ho Man Tin’s residents, the area’s property market has a lot more to offer than you'd think. Large luxury real estate, new homes with modern designs, government subsidised estates, private housing projects—the many property types available here can satisfy the needs of a variety of home seekers, from young professionals and expats, to families, investors and retirees. Of course, families and investors remain the target demographic for developers.

Parents want to live here because of its great school network (Kowloon City belongs to the No.34 school net, one of the top four school nets in the city) and peaceful environment which are ideal for children to study and grow up in. Meanwhile, investors have high hopes for the appreciation potential of Ho Man Tin properties, thanks to its increasingly well-developed transportation system. Ho Man Tin MTR station is on the Kwun Tong Line and provides easy transit to various areas in Kowloon. Upon the completion of the Sha Tin to Central Link that is still currently under construction, Ho Man Tin will only be one stop away from Hung Hom station, and from there passengers can go to Hong Kong Island, or take the West Rail Line to the New Territories. In addition, as Hong Kong’s land shortage problem continues to worsen, the investment value of urban housing in upscale neighbourhoods will naturally go up.

However, at the end of the day, it’s the living quality that counts, and Ho Man Tin does not disappoint in this regard. The area has a high percentage of green space while its hillside location lends great privacy to homes, and a number of housing estates enjoy an open view of the Victoria Harbour or of football courts. A wide array of recreational and sporting facilities further elevates residents’ living quality.

According to home sales data from, Ho Man Tin saw 57 sales in April, with the average per-square-foot price at HK$20,232. Its property market enjoys high prices and hot demand. “Due to the persistence of rigid demand and the lack of supply, newly developed homes are flying off the shelves. Even in the secondary market, we are seeing new sales records all the time,” says Ho Ka-wai, Senior Client Manager of Centaline Property Agency.

Mantin Heights
Developed by Kerry Properties, Mantin Heights is located on 28 Sheung Shing Street, and consists of nine blocks offering a total of 1,429 units. The flats’ saleable areas range from 361 to 1,480 square feet. Over 80% of the units are two- or three-bedrooms, while one- and four-bedroom apartments are also available. Unit 1C in Block 3, with a saleable area of 550 square feet, was recently sold for HK$14.48 million, or HK$25,639 per square foot.

Celestial Heights
Located on 80 Sheung Shing Street, this housing estate was co-developed by CK Asset Holdings and Nan Fung Group. Built on the land of the former Ho Man Tin Police Married Quarters, it was completed in 2009 and has 938 duplex and bungalow units, most of which are three- or four-bedrooms. A home on 33 Celestial Avenue, with a saleable area of 1,255 square feet, was recently sold for HK$25.23 million, or HK$20,104 per square foot.

This CITIC Pacific development is a standalone residential building located on 111-133 Kadoorie Avenue. Its 77 units have saleable areas ranging between 1,267 and 3,162 square feet, and are mostly three- or four-bedroom flats. A seventh-floor special unit at 133 Kadoorie Avenue, with a saleable area of 3,019 square feet and a 2,829-square-foot rooftop terrace, was recently sold for HK$216 million, or HK$71,613 per saleable square foot, setting a new sales record for Ho Man Tin duplexes.
