“Wan Chai is uniquely a melting pot of the old and the new. It locates in the heart of the commercial centre with some elite schools, and its connectivity will be greatly enhanced with the opening of the Sha Tin to Central Link,” says Clara Chu, senior director of Colliers International Hong Kong.

She notes the demand in Wan Chai is driven by its prime location and ongoing developments.

“Residents in the district are mainly small families, single professionals and expatriates. The surface area of a flat there is usually below 1,000 square feet. The constant demand in the rental market combined with the long-term development plans of the area helps boost the liveliness in the district.”

The Avenue
Located at No.200 Queen’s Road East, The Avenue is composed of three towers of apartment buildings offering a total of 1,299 units. The layout design ranges from studio-style to three-bedroom apartments, including specially designed units. The first phase was completed in 2013. A penthouse unit with a saleable area of 2,472 square feet and a 2,647 square foot terrace was sold for more than $120 million at the end of October. The cost per square foot is $48,600. It is now the biggest single transaction of the property.

The Zenith
The Zenith is located at No.258 Queen’s Road East. It was completed 10 years ago and offers 652 units. The major layouts are two and three-bedroom designs in a saleable area between 441 and 650 square feet. The latest rental record involves a unit B flat at low zone with a saleable area of about 650 square feet. The monthly rent is $35,000 so the cost per square feet is $53.9.

One WanChai
Located at No.1 Wan Chai Road, One WanChai is a 35-storey single apartment tower offering a total of 237 units. There is a variety of layout designs ranging from one to three bedrooms within an area between the standard 415 to 1,200 square feet. There are also 11 specially designed units. The clubhouse area includes a garden, indoor heated pool, Jacuzzi, gym, sauna room and multi-functional rooms of 25,000 square feet.

York Place
York Place is located at No.22 Johnston Road, Wan Chai. It is a nine-year-old apartment tower offering a total of 104 units. There are four flats on each floor, and all are two-bedroom designs with a saleable area ranging from 422 to 431 square feet. Among all, only five units come with an outdoor terrace. The latest rental record shows that a unit B home at middle zone with a saleable area of 493 square feet was rented out at a monthly rate of $25,000. The cost per square feet is $51.

Noise of construction sites
Clara says there is undesired noise around the area because some developments are taking place in the area such as the Sha Tin to Central Link and the Hopewell Centre Phase II which includes a business centre and a hotel.

Busy traffic
Wan Chai is a business and convention centre and is also a transportation hub. There are MTR stations, tram stops, a ferry pier, mini bus stops and bus stops. Thus, the area is packed with people and buses after office hours causing traffic jams and inconvenience to residents.

School Net
Wan Chai’s school net is a favourite among parents. Wan Chai belongs to the primary one admission school net 12 and the Wan Chai school list for secondary school placement. The area has primary schools such as St. Paul’s Convent School, St. Joseph’s Primary School and Hennessy Road Government Primary School; and secondary schools such as Wah Yan College, Queen’s College, Hong Kong, French International School, and so on.
