MTR South Island Line Boosts Need for Ap Lei Chau Properties



As operation of the MTR South Island Line has been confirmed to begin at the end of this year, many Hongkongers are contemplating on the idea of moving to the Southern District, specifically Ap Lei Chau, which is well-known for its tranquil and serene environment.

Historically only accessible by buses, mini buses and private vehicles, now two of the four South Island Line stations sit on the island of Ap Lei Chau ― Lei Tung and South Horizons. When the South Island Line commences operation, a trip from Admiralty to Ocean Park will only take 4 minutes and 11 minutes to South Horizons.

Another reason why Ap Lei Chau is a favourable neighborhood attributes to its one-stop convenience in providing residents with daily amenities such as wet markets and supermarkets for groceries, eateries for meals, and outlet stores for shopping. If you are a sports enthusiast, you can head over to either the Wind Tower Park or the Waterfront Promenade for your daily dose of exercise.



So what will the prices of property look like in Ap Lei Chau when the South Island opens? Mr. Kwok Tak Leung, Chairman of Hong Kong Property Agencies Association, said, ‘Generally, the opening of a MTR station will bring up prices of second-hand property in the area by 10 to 15%; however, due to the recent increase of stamp duty to 15%, I predict that from now up till the early months of the launch of the South Island Line, the property prices of the Southern District will only go up 5 to 10%.


Existing housing estates in the area include H‧Bonaire, Larvotto, Sham Wan Towers and South Horizons and each property is located along the coast where you can enjoy an uninterrupted view of nature and an abundance of fresh air, and have convenient access to modern club house facilities.

In terms of new development, Marina South is ready for move-in at the end of this year.
