    (繁) 國內置業按揭 現時在內地為物業承造按揭仍有難度,部份城市會要求社保或繳稅的證明文件,而且貸款息率較高,不少港人投資者只好選擇一次性付款。 不過在國內置業時不一定要以人民幣承造按揭,港人可選擇外資銀行以港元或美元承造按揭。內地銀行在提供人民幣按揭服務予國內與海外人士時的息率基本一致,而部份外資銀行為吸納客戶,提供的非人民幣息率往往較低,但是,國內銀行批核放款時間會較外資銀行快,因此港人在內地購房前可先多瞭解不同銀行的按揭服務,並在簽訂買賣合約前選定銀行,辦妥申請手續。 此外,由於在國內購房銀行是依據買方所持的房產証(房屋所有權証)來抵押,而賣方一般會比較關注買方在按揭批核狀況及放款日期,避免在買訂買賣合約而收不到放款,引致需要追數的風險。因此為了能順利完成交易,買方應先向貸款銀行取得「貸款批准通知書」予賣方過目,以茲證明按揭貸款已獲銀行批核。若貸款銀行無法給予「貸款批准通知書」,亦可要求中介代理向銀行查詢批核狀況,以取得賣方的信任,促成交易。 此外,買方需留意賣方一般會在買賣合約內列明收取銀行放款的日期,並可能會追加延期罰款,買方最好預先瞭解貸款銀行的放款期是多久。 以下是向銀行申請按揭流程︰ 1. 買方向銀行提出申請,簽署信貸審查授權書,並提交入息證明、身份證明文件,購買房產資料等。 2. 銀行審核及批准貨款 3. 買方在銀行審核期間同時完成過戶等手續 4. 買方在簽署買賣合約後取得房產證,並以此作抵押與銀行簽訂房地產抵押貨款合同。 5. 二至三個工作天後,銀行辦理房地產抵押登記 6. 如一切手續辦妥,銀行放款到賣方銀行戶口(不同銀行放款時間各有不同,由幾星期至兩個月不等)。
