Serenade in Tai Hang sold 2 compound apartments at total amount of HKD 133.97 million with sq ft price at more than HKD 30,000 yesterday, according to data on Sales of First-hand Residential Properties Electronic Platform (“SRPE”). These two are room A in 59th-60th floor of building 1 in usable area of 1,991 sq ft at discounted price of HKD 67.812 million, with sq ft price at HKD 34,000; And room A in 59th-60th floor of building 2 in usable area of 1,991 sq ft at discounted price of HKD 66.158 million, with sq ft price at HKD 33,200. Both buyers used payment in 90 day earning 5% discount, and they also gained special discount in 16%, with total in up to 21%. In addition, The Avenue in Wan Chai sold 1 unit. Units in OCEAN ONE are 18% off. As for OCEAN ONE in Yau Tong who announced latest sale arrangement yesterday, it will put on sale 5 units of room A by first arrive first served in this Saturday morning, including room 11A, 15A, 17A, 19A and 20A in usable areas from 762 sq ft to 755 sq ft and at sale prices from HKD 11.304 million to HKD 12.645 million, and these units have 15% discount for cash payment, while buyer of room 17A will gain extra discount at HKD 0.388 million which amount to 18% discount. Yesterday, New World (0017) announced they formed joint venture with Vanke real estate (overseas) co., LTD (1036) and won MTR's TW6 project in Tsuen Wan West Station. New World shares 80% and Vanke (overseas) takes 20% of this joint venture. At the same time, New World gives Vanke (overseas) default application rights on this project, which is any of both sides can purchase opposite side's all equities of the joint venture if this opposite side defaults. New World and Vanke set default application rights. In the beginning of last year, New World cooperated with Vanke (overseas) and won TW6 residential project in Tsuen Wan West Station at about HKD 3.4 billion, with sq ft price at about HKD 5,088. CHEUNG DICKY bought unit in Winfield Building. It seems there was star purchasing first hand luxury property. Room 1 of 15th floor in building B of Nan Fung's Winfield Building in Happy Valley, in usable area of 1,513 sq ft, was sold at HKD 40.85172 million in last 18th, with sq ft price at HKD 27,000, and the registered buyer is CHEUNG DICKY, which is name same to local star, according to data from Land Registry. In last month, there was source pointed CHEUNG DICKY bought the above unit and said there were many famous people visited this project.
