With the primary sector continuing to dominate the residential market, end-users and home upgraders turn their eyes on new developments particularly in the New Territories. Following a series of residential project launches in Yuen Long and Tsuen Wan, the upbeat sentiment is now shifted to Tseung Kwan O.
The Wings IIIA by Sun Hung Kai Properties will soon release its fourth batch of units. The project has seen overwhelming transaction records in previous pre-sales. Even TV drama artists such as Shirley Yeung Sze Ki show their buying interest. The property provides a total of 1,620 flats, ranging from one- to three-bedroom units. It boasts a convenient transport network, as it is directly above Tseung Kwan O MTR station. What’s more, Phase IIIA is the only project of The Wings collection that provides one-bedroom units (from 344 to 366 sq. ft.) and villas.
In the same district, Hemera, Phase 3 of LOHAS Park, is seen as a comparably new project to Wings IIIA, even though it’s not officially launched in the market yet. Co-developed by Cheung Kong Holdings, Nan Fung Group and MTR Corporation Limited, the project provides a total of 2,600 flats, with the focus on three- to four-bedroom units. Together with Phase 1 and 2, LOHAS Park provides the highest number of units among Hong Kong’s private estates.
Despite the high volume of units, the development is close to Hong Kong’s largest landfill site. Prospective buyers can expect that odour, noise and dust to be all around the residence. Another issue brought by the landfill is the heavy traffic flow of rubbish trucks that may cause road congestion in the area.
If the two mentioned projects fail to capture your heart, let’s take a look at THE PARKSIDE by Wheelock Properties. The project comprises of 591 flats, ranging from one- to four-bedroom units as well as seven featured units. It is scheduled to start pre-sales at the end of the year or early next year.
