With more land released by the government to build flats around the city, developers continue to roll out smaller-sized units given affordability constraints. In Kowloon urban districts where vacant land is scarce, what were originally single aged-old buildings have been redeveloped into new residential blocks and are now put up for sale. Some are conveniently located along the upcoming stations of the Sha Tin to Central Link (SCL), which certainly add to their potential value.
Here is a summary of highlighted listings available in Kowloon’s primary market in the first quarter of 2016:
Cheung Sha Wan – Harbour Park
Developed by Hong Kong Ferry and with Henderson Land in charge of sales, Harbour Park sits at Tung Chau Street in Cheung Sha Wan offering 161 units sized from 183 to 286 square feet. Only studio and 1-bedroom flats are available, the latter representing 57% of the total amount.
Ma Tau Kok – The Zumurud
Located on Argyle Street in Ma Tau Kok, The Zumurud is co-developed by Cheung Kong Property Holdings and real estate tycoon Walter Kwok. It provides 228 units in four blocks, with a focus on four-bedroom layout. The residential project is ready for occupation in June.
Ka Tak – One Kai Tak
China Overseas Land & Investment’s One Kai Tak will be the first private housing project in Kai Tak bound by the measure of Hong Kong Property for Hong Kong People. The first two phases provide 545 and 624 units respectively. Under the measure, purchase can only be made by Hong Kong permanent residents as well as re-sale within the next 30 years.
Ho Man Tin – ULTIMA – Phase 2
Developed by Sun Hung Kai Properties, ULTIMA – Phase 2 stands on Fat Kwong Street in Ho Man Tin featuring 271 units. The project will be complete by the end of this September.
Ho Man Tin – Sheung Lok Street Development
Another luxury project in Ho Man Tin is from Kerry Properties. Located at the intersection between Sheung Lok Street and Sheung Shing Street, this new project with 1,425 units is awaiting pre-sales approval.
To Kwa Wan – The Zutten
Henderson Land’s The Zutten is conveniently located on Ma Tau Kok Road near the new To Kwa Wan Station of SCL. The residence offers 300 units sized from 165 to 288 square feet and is ready for occupation in mid 2017.
Tai Kok Tsui – Eltanin • Square Mile
Another project from Henderson Land is Eltanin．Square Mile in Tai Kok Tsui. It provides 448 units in two blocks, ranging from studio to three-bedroom layouts as well as 30 special flats. Over 85% of total units are less than 300 square feet in size. Each floor features 22 units.
